Gas Safe boiler installation from a family firm that has been working on South East London heating systems since 1963. System power flushing included as standard on every installation.
Replacing a boiler is a one to two day job in most domestic properties across Blackheath, Greenwich, and Charlton. The timeline depends on the condition of the existing system, whether the pipework needs upsizing, and how much remedial work the primary circuit requires before the new unit goes in.
Our engineers begin every installation with a detailed heat loss calculation — checking that the replacement boiler is correctly sized for the property's actual heating demand rather than simply matching the unit it replaces. Oversized boilers short-cycle and fail early. Undersized ones run constantly and never reach target temperatures. Neither outcome serves you.
Gas pressure testing follows, confirming the supply to the property can support the new equipment. We then assess the pipework layout and size. Period properties across SE London — particularly Victorian and Edwardian terraces in Blackheath and Charlton — frequently have 15mm primary pipework that was adequate for an older open-vented system but restricts flow on a modern sealed installation.
Every boiler we fit includes an industrial-grade system power flush as standard. This removes the accumulated magnetite sludge that builds up inside older pipe networks and is the primary cause of premature boiler failure and heat exchanger damage. We install a magnetic system filter as part of the same process, protecting the new boiler long-term.
No planning permission is required for standard domestic boiler replacements. The only exceptions are Grade II listed buildings — which require listed building consent for any external flue modifications — and situations where the flue discharge point falls within 300mm of an opening window or ventilation point on a neighbouring property.
You describe the property, the age of the current boiler, and any known system problems. We provide a realistic outline of likely costs and book a site visit at no charge.
Jonathon or Jack Austin attends in person. The visit covers gas pressure testing, pipework sizing inspection, heat emitter assessment, and a detailed heat loss calculation for the property. A fixed-price written estimate is provided within 24 to 48 hours.
The written estimate states the boiler model, scope of work, and total cost. No provisional sums. You confirm, and we schedule the installation date. Lead times across Blackheath and Greenwich are typically under two weeks.
The old boiler is decommissioned and removed. The system power flush is performed before the new unit is connected. The new boiler is fitted, pressure-tested, commissioned to manufacturer specification, and the system inhibitor dosed correctly. All pipe runs are tidied and made good.
Gas Safe registration documentation is submitted to the relevant authority and a copy provided to you on the day. We walk you through the new controls and thermostat. Any first-year warranty queries are handled directly by us — no manufacturer call centres.
Every project starts with a fixed-price proposal. No provisional sums, no variations without your written sign-off. We conduct rigorous site evaluations beforehand to ensure the estimate reflects the actual scope of work.
Jack was so helpful, honest and professional and did a fantastic job. I completely trusted him — hands down the best trades company I have ever used and will be my go-to for everything from now on. I'm so glad to have found Jack and his family business. Highly recommended.
