The written proposal sets out every item of work, the trade required, and the total fixed cost. No provisional sums. You review, discuss any items, and confirm the agreed scope. We schedule the programme — sequencing trades to avoid conflict — and provide a realistic completion timeline based on the volume and nature of the work.
All trades operate under direct Austin family oversight. There is no gap between the person who surveyed the property and assessed the specification and the person managing its delivery. Sequencing is managed in real time — if one trade completes ahead of schedule, the next is brought forward rather than left to wait. You receive updates on progress and are consulted immediately if anything unexpected is uncovered during the works.
On completion of all agreed works, a joint walk-through is conducted with you to confirm every item has been addressed to the agreed standard. The property is left clean and clear — all waste materials removed, protective coverings taken up, and surfaces left in the condition we found them or better. A single invoice is issued covering all work completed.
